I realize searching for the perfect home is Mr. GON's hobby (obsession ?)🤔 but interestingly it seems he has no preference at all regarding geographic location, topography or climate. I find his featured properties interesting and wonder what search parameters he uses. Back of Beyond, Kansas in the middle of a bean field?

Perhaps you have missed it, but more than once GON has stated his criteria. I can't remember all, but by far the most important to him is to be within a day's drive for his daughter and grandkids in Colorado. And if I recall correctly, the area and/or property has to offer something for when the family visits. But I should let GON speak for himself.
 
Yes I remember that. And I don't think there was a thing about the actual physical location. Edit, he did mention one time they like to be near water.

To have a house that is 7x more expensive and ALL BY ITSELF in this distinction is to ask for all the local thieves and meth heads to decide that your place has their undivided attention. The best security system is having your home either not attract attention, or blend into the area.

He is away from home so much that location isn’t that important to him. Just needs to be able to sell it to Mrs. GON somehow.

No, nothing is available within four +/- hours of Denver. Almost any home within two +/- hours of Denver is over one million dollars, and the homes at that price point are just shelters, not much to get happy about. As posted prior, two years ago Colorado was the second highest single family home real estate prices in the nation, only Hawaii was more expensive. It is now reported California has returned to second place. California is in second place due to the continuation of real estate values in California, when Colorado price gains have stagnated over the past 18 months.

I have made two offers on the below lot in Texas. The listing Broker acknowledges my offer, states will present the offer to the Seller, and then I never hear anything back. The lot is in my assessment overpriced by $160k, so I am not in position to overpay $160k USD for a lot, so if it happens to come together great, if not--- oh well.
