What $695k buys in Norton, KS

Nice home on just under 5 acres. Norton, KS is about halfway between Denver and Kansas City.

Price dropped for $750k. Home was built in 2022, which makes this a very rare to be on the market in this region. Home has some finishes that make the home look much older- kind of neat. I am surprised this home is not under contract, simply because of lack of inventory of newer homes. The 100 percent composite front door is a very nice feature. The low ceiling height in the basement is a non-positive, and a drop ceiling in the basement also is a non-positive. A home built in 2022 should have a taller basement.

I don't care for the exterior of that home. I had a home built in 2022 and it has a French front door. If I could do it over again I would go with a single 42"X96" entry door. That is becoming the new entry door size for luxury new builds.

With out any research or nearby comparisons

A buyer may scoop it up because of location alone

Average home cost in SLC valley is $540K

That’s a cookie cutter in some subdivision with $200/month HOA

Too many Kansas tornadoes for my liking
 
I don't care for the exterior of that home. I had a home built in 2022 and it has a French front door. If I could do it over again I would go with a single 42"X96" entry door. That is becoming the new entry door size for luxury new builds.
Our Petaluma house has the double doors. They will be replaced with a big single, similar to your door. But I am not big on the clear glass...
 
Location stinks so it’s probably going to take time to sell. If you lived in that area already why not just build your own ideal home instead of buying this?

Low basement height, gravel road, and tiny dormer windows are all negatives for me.
 
It's not even in the town of Norton which has a population of 2,700. The closest Walmart is 45 miles away!

Nothing wrong with that at all…for some…like me

Walmart…twice a month…90 mile round trip

Costco…3-4 times a year (occasional on line delivery order) 230 mile RT

Costco online shipping dept is AWFUL !!

Great question "why not just build your own ideal home".

We are looking into a course of action of building. It is by far the least desirable course of action for us. Getting the floorplan right, picking out materials, and most importantly- will contractors show up and what quality of work will they perform?

Heck, I can't even get a broker to respond on an offer (verbal-email) I put on a lot. The lot has been for sale for over three years. Yes, my offer was $130k below listing price, but no follow up from the broker.

This home has a few nice things, but a whole lot of issues for a near new home. The 2x6 construction is very nice. The floorplan in this home is 1980s, from the laundry room to the kitchen. The deck is too small to really use, I could go on and on. Yet, if I took a job in Norton, this might be by far the best home on the market.

Another foot of headroom in that basement would have made a huge difference. Measuring it by the height of the doors, it must be around 7 1/2 feet now.

I'd also build in a reinforced "tornado room" in that basement. Too bad that they didn't do one with concrete when it was built.

Real Estate brokers always think it is a seller's market.... even when it isn't.

Much prefer a 40" single door with sidelights than a double door. Key is a 40" single door.

The glass can bring in a lot of natural light; glass entry doors can completely change the feel of a home. I am a huge fan if glass front entry doors.
 
Not sure how many jobs are available in the Norton area. My recollection is mostly farming families and former railroad workers. Hwy 36 is OK but not the main route to either east KS or to Denver.

Much prefer a 40" single door with sidelights than a double door. Key is a 40" single door.

The glass can bring in a lot of natural light; glass entry doors can completely change the feel of a home. I am a huge fan if glass front entry doors.
Thanks @GON; this is just what I need to know. I am big on sidelights, but not clear. Don't want anyone peeking in. Obscured works for me.

Here's the front of our Petaluma house; I got rid of all the grass and put in these Japanese Maples. They are much bigger now...
The double doors gotta go.

My gut feeling tells me the house was not sold for a very important reason: it is build for a budget local economy cannot afford. So if the local home is 103K typically and it is selling for 750k then yes, it has to either take a haircut to sell fast or it has to sit for a while waiting for someone willing to take it at that price, whoever has the upper hand will get a better deal. Usually, it would be the seller taking a loss unless there is something unusual in the market.

The job market is not doing as well as a few years ago, and most of the economic growth in the US is in the AI or else we would have been in a recession by now. So in Norton KS I would imagine it is not doing as well.

Plenty of very well-off people in that and other like areas. They just don't flaunt their money. Essentially, the millionaire next door.
