What $297k gets you down the road from me

Hi Chris, I always liked that area. I used to like to fly up there on weekends to visit the El Mirage dry lake bed and go shooting or just mess around outdoors. Once I left California, I am not sure I could go back though. There is just too much regulation out there anymore..
I’ve read that modular homes tend to decrease in value over time whereas stick built increases. I’d base a purchase solely on the land it sits on with the stick-built home and consider the modular home on the land a bonus. The land should appreciate over time.
The views look nice. No HOA, 5 acres of land… you have freedom to do what you want there.

Looks like there is 2 homes on one 5 acre lot. One is modular, one is not?
Yes, modular homes are mostly disposable.
Looks like someone abandoned it. Maybe some older folks who couldn't keep it up?
It all boils down to the comps and jobs in the area.
First question - is there a good source of water?

If it’s not being snapped up at that price there’s something really really wrong. On market for 120 days with reductions, it must be a burn down.

Modular or mobile? Mobile absolutely decreases; I could see modular not having the same increase that stick build could have. Then again, while modular tends to be built to the lowest spec, it has to both meet the spec AND make a cross country drive.
But yeah, land increases, house itself could go either way--but should go down, due to age, wear and tear.
It says it has a well. Depending on the wells age it may have many years left on it. The area is above me and a well needs to be 500+ ft deep where its at. The house just south east of it has a 650 ft deep well.

How cold does it get there? Well water tank is outside.
Mid 20's but only for a few hours. As soon as the sun comes up it warms up. My tanks are outside also and I never had a problem.
It is! The restaurant was filmed at Holand burger in victorville,ca. About 20 minutes away.
Those structures don't look so great. I wonder what the property would be worth if it was empty? The well and utility hook ups are welcome, though.
Doesn't Victor Davis Hansen live near there? His family has farmed there for many generations.
