Tenant/Landlord issue, rental home in Texas.

But what are the criteria for eviction? It will be hard to correct the problems at the increments of his rental costs. It may require 4-5 months rental fees to cover one problem and that's more than enough time to start the eviction procedures and get possession of the property (probably through another Texas law). So, he pays out of pocket in advance of his occupancy ..and ends up, as he sorta said, leaving the landlord with an upgraded property.
