The 10’x30’ “Tackle Room” at my camp was built over water. It’s unsealed treated deck lumber with 3/4” rubber matting (industrial) on the floor - no mold + no mildew …

There are plenty of small cabins that watermen built over water on Tangier Island in Virginia. If maintained, they last fine. The big problem seems to be keeping up the roofs and the docks/piers they're on.

Yeah … a family a few miles from here dug the private pond and left a wide spot on one levee for a nice 2 story with a slab … 3 car garage … all that … The driveway comes up and turns 90° …
Cool place with upper and lower patios looking across the pond …

I would put the hole in the floor on the throne room. That would me the most efficient use of time.
