    Who wears a hat?

I was never ever a hat person. With a few exceptions. When I coached youth teams, I wore whatever hat came with the team gear. Today I wear hats 1) when I am out in the brutal summer sun, or 2) when I wear my boots and go full cowboy mode out on the town.

Hawaii is getting too expensive to visit.

I wonder the same. Canada best vacation option, logistically, is the USA. They can fly to Europe or something but it much easier and much less expensive to travel to the USA. Even the Caribbean is a bit distant for them.

    Changing recommended oil grade

Yes 100%. I live in warm Texas and I have ran straight 30 (and even straight 40) and the vehicles never knew the difference. The "5w" only applies to cold temps which you do not have.

Hawaii is getting too expensive to visit.

The opposite is true, likely. I had a four week long trip planned for NB, PEI, N&L, with two ferry rides and a 7 day stay in St. Johns. I canceled the whole thing. Instead I am headed to Alaska next week, and then to Nashville and Cincinnati to visit the Ark Experience in October.

Hawaii is getting too expensive to visit.

https://www.foxnews.com/travel/hawaii-enacts-green-fee-tourists-raise-100-million-annually-climate-ecology-protection Hawaii is super expensive anyway, and now they add more fees for visitors and tourists. I think it will be a diminishing return, people won't want to go there anymore. Go to a...

One of the nicer homes I have seen at this price point- $640k USD Seminole, TX

That same property in dozens of other states could cost the buyer 1M - 2M dollars. THAT is where the real bargain is regardless of any property taxes.

One of the nicer homes I have seen at this price point- $640k USD Seminole, TX

Many are lightning fast to post "but high property taxes!!!" but somehow they forget over and over that Texas has no state income tax. Its a wash, and Texas overall is lower taxed. They. Just. Can't. Get. It.

Living near Austin TX. Considering a move to TX.

Georgetown, Cedar Park, Hutto, Bastrop, Round Rock and Liberty Hill are all excellent. None of the Austin insanity in these.

Living near Austin TX. Considering a move to TX.

I don't mind going to Austin for an event or for an evening, but that's it. I would never, ever want to live there.

Wife's assessment when the Wife dies before the Husband

My wife is pretty ticked at me, all because of something I said. It started as a casual conversation about who might die first. She asked me if I would date again, after she is gone. I said "of course I would, you wouldn't want me to have to go to your funeral alone, would you?" Apparently...

Small waterfront home in Graford, TX--- $285k USD

Seems these alleged "horror stories" of "insane taxes" must be far and few between, because people are voting with their feet and moving vans and leaving many states for a better life in TX. If these TX "horror stories" and "insane taxes" were so bad, older and younger people alike would be...

Small waterfront home in Graford, TX--- $285k USD

Yeah I read your 2nd post, which was literally one minute after the first one. Plenty of time to edit and modify the first one, but you chose not too. You left it, and I responded to it.

Small waterfront home in Graford, TX--- $285k USD

People LOVE to jab at TX like that, but once again you need to calculate the overall tax load, not just "property taxes". If you don't thats really skewed. TX has no state income tax, for starters. Do all the math, don't just cherry pick something.

Zillow's Market Heat Index: February 2025

Houston metro is in the middle, colored purple, but like any chart it can't tell near the full story. School districts in TX is a HUGE factor. Makes some properties highly fought over and some properties almost unsellable.

Congress removes CARB and other state's ability to set emissions standards

I support nationwide standards but until China etc, stop polluting with impunity our efforts are futile to some degree.

Congress removes CARB and other state's ability to set emissions standards

Air is way, way, WAY cleaner than a generation ago. The USA can only do so much. You could wave a magic wand and delete the USA and China etc. would be still be polluting so much missing the USA wouldn't even matter.

Bad news came out on UNH today...and...it lost 5.75%. All in all I consider that a good sign, one more piece of the bad news is out of the way, and no crazy 25% selloff or anything. Cautiously optimistic long term.

I have about 2% of my investment portfolio (or 1% of my whole portfolio including real estate) that I speculate with. I really, really don't want to lose that 2% but if I did life would go on. I bought UNH three days ago. I'll hold it for a year plus probably, and give it some time.
