    TGI Fridays files for bankruptcy

Someone on here hit on the biggest issues with all restaurants, it's the rents. Most of these larger cahins sign 15 to 20yr leases which require them to also pay taxes and insurance. If rent to sales goes about 10% they are in trouble. Most, if not all of these types of leases have 3% to 5%...

Another article showing concern in the housing market- yet the author may have lacked critical thinking

Interest rates, insurance, etc are making buyers pull back. The old saying of 'marry the house and date the rate' no longer applies to this stupid interest rates. I am selling my house, thanks to a divorce and my current rate is under 3%. I have zero desire to buy and pay 6 or 7 points...

I do not know that market but that price is double what the house would sell for in Brevard. It looks like a reno or a tear downthat has new construction but it still looks high and unless that area is all that and a bag of chips, there is no value there to me.

No you have misunderstood. I do not want anyone in control of the data other than the seller. Its their info, not mine, not a local MLS and not NAR but the MLS system in itself is the only way to aggregate the data into a usefull tool for buyers and even the seller to use. None of the sites...

Condo's are a mess in FL now after the building in Miami collapsed due to structure failure. They now must have structural inspections as well as an audit of their reserves for future repairs. So, if its deemed that the building will require $1M in repairs in the next 10yrs, they have to...

I don't think we will ever get rid of an MLS but think we will move towards a national listing system instead of the local boards. Most if not all of these data mining companies get their info from a MLS, yes they can strip the tax data but that is slow and not a uniform reporting method...

NO that is not it. Zillow is no different thanb say a ReMax in the eyes of DOJ and NAR. Realtor.com is always going to have a direct feed from all MLS data bases andit will be the most current. Realtor.com is no longer owned by NAR, it has been owned by Move since 2014 but their feeds are...

I know of not one single company that is using this type of AI driven CMA. Its almost impossible to rely on this type of thing, pasrt of what you pay an agent for is because they know the market and price accordingly. It has been proven over and over that Zillow's price Zestimates are usually...

Renowned housing analyst who predicted the 2008 home price crash weighs in on the current market

That is what makes FL such an attractive place to live. Our property taxes have limited yearly increases. It migh not be perfect but I think it is fair. Our labor for services is somewhat less than other stats as we really do not have active unions( which I am nbot against) but the biggest...

Renowned housing analyst who predicted the 2008 home price crash weighs in on the current market

There is nothing stating you have to keep up with the Joneses. This is what gets people in trouble. Live comfortably within your means and honestly none of this matters any longer. A few years ago I was on a kick to build something bigger and nicer. Once the price hit $2.2M my reality hit and...

Renowned housing analyst who predicted the 2008 home price crash weighs in on the current market

I am not implying one party over another, its just the cycle that always happens. Existing party will lower fuel costs to create some victory to buy votes, the new party will lower interest rates to buy votes, its been this way for decades. One party will be strong on defense the other will...

Renowned housing analyst who predicted the 2008 home price crash weighs in on the current market

This is all part of a typical election year. Its been this way as long as I can remember and will never change. Rates will climb, gas will go down all as part of the process. I don't want this to turn political but if another party is elected, this goes away...

From Realtor dot com--Is a Housing Correction or Crash Ahead? See Where Home Prices Are Poised To Fall Next

Let me put some facts to that acrticel concerning Melbourne-Palm Bay MLS stats. That is my area as well as one of my MLS subscriptions. The reason there are so many 'new' listings is because our MLS system has just incorporated all MLS systems from Indian River COunty up to around Jaxsonville...

ARMS have always been a risky loan. People who really couldn't/shouldn't for the most part get those and buy over their heads. I would not purchase a house today at all for anyone that wants my opinion. Debt service is out pacing appreciation and expense. Now is the time to sit back and watch...

How to put a price on the value of a assumable low rate mortgage?

There are several ways to calculate this but the easiest would be to plug the numbers into a compound interest calculatr that you can find online. That will give you the dollar differences, however, you would need to also calculate capitol accumulation over the same period to find out if that...

Thats roughly the mortgage payment plus $1000 for HOA, insurance, etc. There should be some movement there. One thing yuo need to think about and or watch for though is all the appliances and equipment will then be 18mos old and may not have a warranty to cover anything longer than normal...
