Thumbs up or thumbs down on the marketing remarks on this single family home for sale?

I don't like it, but there are plenty of common characteristics of writeups that are also dumb, like saying how many beds/baths when that is already displayed elsewhere.
 
At least the punctuation matches the diction.

Like some have said, I wouldn't be pleased as the seller and if you're going to do something like that, it had better be good.

Next up: Gushing about all the entertaining you can do in your cute 1200 sf ranch.
 
You would have to add over 1 million dollars to that house price on Long Island and add at least another 18 thousand to the annual property taxes LOL

I never saw any type of verbiage like that in my life, but I have to admit it grabs attention and might make people curious because it’s something you can’t forget🙃
 
It’s a spec home in the South. It will be the absolute lowest of all those local code allows.
I would have to say just about 90% of the homes are built with standard materials, except for people in forums like this the general public doesn’t care and doesn’t know anything about construction. Honestly I feel the more standard the construction the better off you are.
Once you start going off script in construction, you better hope the workers know what they’re doing. Someone in here just recently posted about the exterior sheathing and supporting lumber rotting out underneath their custom built stone exterior home.
The lack of required apostrophes and periods was jarring, and the pretentious writing was off-putting (to me) ... but I'm probably not the target audience.

I would have wanted to know about the construction (2x4? 2x6? 2x8?), R-value of insulation, type of insulation (Fiberglass batts? Spray foam?), plumbing (copper, PEX?), electrical service (200 A?), HVAC (Electric? Natural gas? Heat pump?), etc.
90% of new construction from any builder will be 2 x 4, r15 in the walls, min r32 in the attic, fiberglass/cellulose. Pex plumbing for sure, electrical 200amp min for that house.
Heat pump for sure unless there is natural gas in the community

I saw for the first time just in the past week of production builder spraying foam insulation. it’s such a weird experience going up in the attic of a house on 90° day and it’s cool in the attic. I’m not so sure I’m sold on foam now, call me crazy, but I would have to know that the proper method is being used, I would be concerned about roof sheathing rotting out overtime. However, I suspect the method by now is standardized., though, I wonder if the roof shingles will take a toll unable to shed their heat below

You know, I went over this with my wife, two reasons, the flooring style is similar to what we just had installed by our builder who replaced all our flooring in our new home with new upgraded (actually now top of the line) after we had a few issues. They paid all expenses to move all the furniture out of EVERY ROOM IN THE HOUSE into driveway storage and back into the house, as well as a condo for us for 3 days and paid for our meals too. (and some in here knock production builders, ha)

Ok, with that said, we then took a second look at the ad verbiage. (I know you know I was in real estate and very successful)

Anyway, I give this agent credit for stepping out of the box. My wife and I find it catchy and (almost) cute, CERTAINLY memorable.

It seems so well written I suspect maybe AI did it in a style selected by the agent. I get it, some old timers may not like the verbiage but ... well ... you know.

We like the house too, true the back yard wouldnt be for us BUT we have a few homes in our new community who have small yard like that, granted behind those homes is nicely landscaped HOA property though. Anyway, we thought no one would want those homes but a couple we sort of are friends with on a name mostly basis, purposely selected the home because they have no interest in maintaining a yard. Actually when you think of it, it's still a step up from a condo- and the price is nice.

Yes, times have changed.

They are trying to attract younger buyers than the vast majority of people on this forum.
Talk like a Tik-Tok video. Do it Quickly. Be memorable.

At lot of people in the older generations may not understand that this house and its description isn't for them, but for people who are younger, and at the beginning of their financial journey. Small house, small yard, not much upkeep. All the furnishings can be changed after 7 to 10 years to something that meets their changing tastes.

I don't understand why people just can't accept that not everything that exists is meant for them, and must meet their tastes and preferences all the time.
