You know what kind of house you get for under 90k usually it's a scabbed together rigged wiring rigged add on's pile of garbage. Sure a modular or manufactured may not be the quality of a quality stick built home but to make the assumption that every stick built property is better than a modular or manufactured is absolutely wrong.

Zestimate isn't the end-all, be-all, but here is a comparable from a stick-frame house in the same area. Notice the price/cost trend?

Even a crappy stick-frame is going to value out much better.

Perhaps that crappy stick built will cost more than a manufactured home but if it's built poorly you will be throwing money at it like crazy.

I can tell plenty of stories about new houses built with green lumber. Sheet rock popping, studs warping and twisting, exterior wood doing the same requiring replacement and on and on. Houses these days are thrown up hastily by cheap and uncaring labor.

The problem with this thread is that the OP asked for opinions and is getting lectures instead.

I understand, but even the best built mobile home is still going to be junk in 20-30 years. My Dad actually (why? I dunno) built his mobile home, picked all the best stuff. It was really nice. Our roof didn't stave in with his 220# up there, either. That said, you know what he did with it about 4 years ago? Dismantled it and burned the remains. It was worthless. Age just took its toll on the cheap design that is the mobile home. They are just a bad call. So...don't buy a crappy stickbuilt house, because those are bad, too. What happened to just buying a quality home?

Because some people cannot. In my area, $250,000 will get you a 800 square foot 100 year old house in very poor shape. The average price for a decent house is close to double that. With that said, real estate prices are starting to correct down. The market can only bear so much.

Yes, a stick built home in general will always be the better investment but there are other things to consider and the choice will be up to the individual and their situation both financially and socially.

Well, what's the pay like there?

If it's disproportionate, I'd move and make a better life for myself if I had to. Did it once before.
