Make sure you study the heck out of the bylaw rental restrictions, usually listings will point out complexes that don't have rental restrictions. We have a 14 or 18 unit cap at my complex of ~140 units.
My complex waiting list is 2-3 years long, once you get front runner in line you have to lease it out within 60 days or they plop you back at the bottom of the list to wait another 2-3 years. No rental restriction complexes are very few and far between in my area.
