Sounds like it cycling off from a pressure switch. Either its low on refrigerant or running high head pressure from a dirty condenser coil. American Standard / Trane has high and low pressure switches. Not all brands have pressure switches and some only have high pressure switches.

Molly grease should work better in theory for things like ball joints and tie rod ends where you don't have an actual bearing. I always use molly grease for ball joints, king pins, tie rod ends etc and use non molly for wheel bearings and universal joints.

Roth double wall tanks are pretty nice! We mostly install single wall tanks around here but we have done a few Roth tanks. I actually like the Roth tank better but most people don't want to spend the extra cash for it.

I installed one for one of my customers that had smelly hot water. It fixed the problem. I can tell you the light on them only comes on when the circuit is complete. If you try to plug it in before the tank is full of water or you don't have a good ground connection the light will not illuminate.
