Case Shiller 20 city home price index

Thank you that good info why Houston (and PHI) was omitted. In Houston's case, if he wanted to he could get the same data he gets from Dallas, it should be easy to do via HAR.com.

They omit Houston? Houston is the 4th largest US city, way larger than Portland, Charlotte, etc.

Average house price vs average hourly wage

Yes. 2020 to 2024 was a very inflationary time. Its getting fixed, now. One of the Fed’s favorite indicators—the 5-year forward inflation rate—is sitting near multi-year lows at 2.3% for CPI, translating to approximately 2% for PCE, exactly at the Fed’s target. Despite political rhetoric...

Difference in MPG using different oil viscosities?

The different blends of fuel (summer-winter) matters more to MPG than oil viscosity. Simply airing up your tires to the allowed max, not rodding your car, and combining trips when possible is way, way, way more impactful to fuel consumption than viscosity. Way more.

    Best road trip vehicle?

Best "bang for the buck" considering cost, utility, comfort, space, ride, and economy? A Chrysler minivan.

    Best road trip vehicle?

I had a coworker drive his Vette 50 miles one way every day, and people thought he was crazy. Some of them drove V8 pickups that got 15 mpg (in the 90's). He called it his "economy car".

Not totally sure about your specifics, but the majority of HOA's use a contractor that drives around 1/month for general observations. They also look into any specific complaints received from the public. The contractor submits a digital report, with pictorial evidence (fence has fallen down...

It sounds like you have an expectation that no one should dare respond to your postings. Apparently you are special here. My bad.

In 6+ years, I never, ever, got a tiny bit of appreciation for helping "maintaining property values". That's the real purpose of an HOA. People don't get it, without an HOA having and enforcing at least minimal neighborhood standards, their $400K home could quickly become a $250K home when they...

People volunteer, not "work" for the HOA. I have put up with some real stupidity (off and on) for 6+ years and did it with full composure, never lashed back, and never got a penny for it. I know you are just attempting to take a swipe at HOA's, but check what you post.

How do you keep the inside of your vehicle clean?

Gas pump islands for sure. I'll use anything available though, I dumped two styro-foam cups into WalMart's trash can just an hour ago. I am courteous, small things like a cup or two are fine. I won't dump anything much larger than that. I hate clutter inside a car.

I applaud you and support 100% everyone right to NOT live in an HOA community. No one is ever forced into an HOA. Everyone who buys into one does it willingly, and they sign off on well documented disclosures they are buying into an HOA and will abide by its standards. Then, a few totally...

That's a great question. Not much I would think. A quick search tells me for my whole zip, Total households in 77523: 14,274 Renter-occupied households in 77523: 3,426 Thats about 25% for the whole Zip, and there are several large apartment complexes included, so my guess is its 5-10% for my...
